Home insurance, home warranty and home services, explained simply

What you are actually buying, what changes the price, and what to check before you commit — whether it is a homeowners policy, a warranty plan, or a contractor for the roof, bathroom or HVAC. Free to read, and there is nothing to fill in: we collect no information from you.

What we cover

Three things every homeowner ends up buying, and three things most people buy without a clear picture of what they are getting.

Home insurance

Protects the house, your belongings and your liability against sudden, accidental loss — fire, wind, theft, a burst pipe. Required by nearly every mortgage lender. Priced on your specific building, so quotes vary widely between insurers.

Home warranty

A service contract, not insurance. Covers repair or replacement of appliances and home systems — furnace, water heater, dishwasher — when they wear out from normal use. Comes with a per-visit service fee and coverage caps you should read before you buy.

Home services

Roofing, windows, bathroom and kitchen remodels, HVAC, solar, plumbing, gutters and more. We explain what a fair estimate looks like, which questions to ask, and what to check about licensing and insurance before anyone starts work.

Insurance or warranty? They cover different things

The two are confused constantly, and the confusion is expensive. A standard U.S. homeowners policy bundles five protections, each with its own limit:

  • Dwelling — repairs or rebuilds the house itself after a covered loss.
  • Other structures — detached garage, shed, fence.
  • Personal property — your belongings.
  • Loss of use — living costs while your home is uninhabitable.
  • Liability — if you are responsible for someone's injury or damage.

What insurance does not do is pay for things that simply wear out. A twelve-year-old water heater that fails, a furnace at the end of its life, a refrigerator compressor — those are maintenance, and insurance excludes them. That gap is what a home warranty sells: a yearly contract that repairs or replaces covered systems and appliances for a fixed service fee, subject to caps and exclusions. Flood and earthquake are excluded from both and need separate coverage. More answers are in our FAQ.

What changes your price

Home insurance is priced on your specific building, so two houses on the same street can be quoted hundreds of dollars apart. The cost to rebuild, the age and material of the roof, your claims history, your deductible, and how exposed the area is to wind, hail, wildfire or hurricanes all move the number — and every insurer weighs them differently.

Home warranty pricing is simpler: the plan tier (systems, appliances, or both), the service fee you choose per visit, add-ons such as a pool or a second refrigerator, and the coverage caps. A cheaper plan with a low cap can cost more than a pricier one the first time a furnace fails.

Home services estimates move with material choice, the size and condition of the job, local labor rates, permits, and how busy contractors are that season. Roofing, windows and HVAC quotes in particular can vary by thousands between reputable companies for the same work — which is why getting more than one written estimate matters.
